A cost segregation study is also known as a cost allocation study. It is the analysis of property to separate out the shorter-lived assets that are embedded in a building’s acquisition or construction costs. These shorter-lived assets qualify for faster cost recovery periods, resulting in greater tax deductions in the earlier years, and tax dollar savings. Cost segregations apply to new property purchased or built after 1986 and any old property acquired after that date as well as leasehold improvements.
